A sustainable concept for an industrial quarter such as FUSION COLOGNE can only function at the highest level if it balances ecology and economy. That is why our planning does not focus on individual areas, but implements sustainability holistically. This means continually advancing the sustainability concept so it can keep pace with future, increasingly ambitious standards. An important milestone has already been reached: FUSION COLOGNE meets the requirements of the DGNB certification body for an industrial park and has been awarded the DGNB Gold Certificate.

Climate neutrality

The city of Cologne plans to be climate neutral by 2035. FUSION COLOGNE will actively contribute to this goal, as the entire district is to become climate neutral as soon as possible. The decisive factor is minimizing primary energy requirements, for which we as a development company are creating the conditions. This leads to lower CO₂ emissions, protects the climate, and offers tenants further advantages. Not only are operating costs reduced, but it also becomes easier to obtain subsidies for the buildings.

ENERGY CONCEPT

Part of FUSION COLOGNE's location strategy is the systematic implementation of sustainability goals. In addition to the use of PV systems for local power generation, this also includes the climate-neutral local heating concept. Developed in collaboration with RheinEnergie and AVG, it utilizes waste heat from the neighboring waste incineration plant. Tenants save energy costs in the long term, improve their own carbon footprint, and secure their companies for the future.

QUALITY OF LIFE

Sustainable neighborhood development also requires an attractive environment for social interaction, services, and recreational opportunities. In addition to generous greenery along the major traffic axes in the neighborhood, this includes the idea of central meeting points that invite people to linger and at the same time serve as service stations – with ATMs, food truck stops, parcel stations, facilities for outdoor sports, or simply a shady spot for lunch breaks.

THE DGNB CERTIFICATE: MORE SUSTAINABILITY IN CONSTRUCTION

To date, only a few neighborhoods in Germany have achieved DGNB Gold certification. With its successful pre-certification, FUSION COLOGNE has laid the groundwork for this. The DGNB certification system is considered the most advanced worldwide and is internationally recognized as the global benchmark for sustainability. The planning and optimization tool helps everyone involved in the construction process to implement holistic sustainability quality. The certification process consistently considers the entire life cycle of a project and evaluates its overall performance instead of individual measures. In line with a holistic approach, the DGNB system also evaluates the location as well as the technical and procedural quality.

Sustainable urban and spatial development

Fusion Cologne GmbH wants to be a partner to the business community and the region for sustainable urban development. This approach has been recognized, and FUSION COLOGNE has been included as an exemplary project in two development programs.

With its "Cologne Perspectives 2030+" initiative, the city of Cologne has compiled recommendations for urban development. FUSION COLOGNE is presented as a key project, with a focus on integrating urban production into existing neighborhoods close to the city center.

FUSION COLOGNE is also a future project in the Cologne/Bonn region's agglomeration program. The program documents exemplary projects that promote sustainable transformation and correspond to the "Region in Balance" model. The selected future projects set benchmarks for sustainable and high-quality spatial development.
